Booking Terms & Conditions

Welcome to The Frame. These Booking Terms & Conditions are designed to ensure a seamless and enjoyable experience for all our guests. By confirming a reservation and staying at The Frame, you agree to the terms outlined below.

1. Property Information

The Frame is a luxury holiday villa operated by Bella Issa d.o.o.

Property address: The Frame, Vrh 30, 51314 Ravna Gora, Croatia.

2. Reservations

Maximum occupancy. The villa accommodates a maximum of 12 guests.

Minimum stay

• 2 nights throughout the year
• 5 nights during July and August
• 3 nights during the Christmas and New Year holiday period

Reservation confirmation. A 40% deposit is required to secure your reservation. The remaining balance must be paid no later than 30 days prior to arrival.

3. Cancellation Policy

• Reservations cancelled 30 days or more before arrival are eligible for a full refund of the deposit.
• For cancellations made less than 30 days before arrival, the deposit is non-refundable.
• In the event of a no-show or early departure, the full reservation amount will be charged.

4. Check-in & Check-out

• Check-in: from 4:00 PM
• Check-out: by 10:00 AM

Early check-in and late check-out may be available upon request and are subject to availability. Additional charges may apply.

5. Rates & Payment

All rates are quoted in EUR (€) and include VAT, tourist tax and final cleaning. Payments are accepted by bank transfer using the following account details.

6. House Rules

To ensure a pleasant stay for all guests, we kindly ask that the following rules are respected:

• Smoking is strictly prohibited inside the villa.
• The maximum occupancy of 12 guests must not be exceeded unless agreed in writing.
• Pets weighing up to 5 kg are welcome upon prior approval and are subject to an additional fee of €50 per day.
• Parties, celebrations and events are not permitted without prior written approval.
• Guests are expected to treat the property, furnishings and equipment with care. Any damage, loss or excessive cleaning required after departure will be charged accordingly.
• Quiet hours should be observed between 10:00 PM and 8:00 AM.

7. Heated Outdoor Pool

The heated outdoor swimming pool is generally available from April through October, depending on weather conditions.

Opening and closing dates may vary according to outdoor temperatures, maintenance requirements and operational conditions. Bella Issa d.o.o. reserves the right to temporarily close the pool due to adverse weather, technical issues, maintenance or other circumstances beyond its reasonable control.

Temporary pool closures shall not constitute grounds for cancellation, compensation or a refund.

8. Security Deposit

A refundable security deposit of €500 is required upon arrival. The security deposit will be secured by pre-authorisation (temporary hold) on the guest's credit or debit card using our secure payment terminal.

Provided no damage, missing items or excessive cleaning requirements are identified, the pre-authorisation will be released within 48 hours after check-out. The time required for the funds to become available again may vary depending on the guest's card issuer or bank.

For stays including pets or approved events, a security deposit of €1,000 will be pre-authorised under the same conditions.

9. Liability

Bella Issa d.o.o. shall not be liable for:

• personal injury or accidents occurring during the stay;
• loss, theft or damage to guests' personal belongings;
• interruptions caused by circumstances beyond our reasonable control, including power outages, severe weather conditions or force majeure events.

Guests are responsible for their own safety and for the supervision and safety of any children staying at the property.

10. Privacy

Personal information collected during the reservation process is used solely for reservation management, guest registration and compliance with applicable legal obligations.

All personal data is processed in accordance with the General Data Protection Regulation (GDPR) and applicable Croatian legislation. See our Privacy Policy for details.

11. Governing Law

These Booking Terms & Conditions shall be governed by and interpreted in accordance with the laws of the Republic of Croatia. Any disputes arising from these Terms & Conditions shall be subject to the exclusive jurisdiction of the competent courts of the Republic of Croatia.
